The Facility
NS Modular operates a state-of-the-art facility with 15,000+ square feet of office space and 30,000+ square feet of fabrication shop floor, offering ample capacity for a wide range of industrial projects. We support up to 20 dedicated welding bays, with piping fabrication capabilities of up to 2,500 diameter inches per day for carbon steel and 500 diameter inches per day for alloy materials and 200 meters capacity of indoor hydrostatic and pneumatic testing.

50 Acres Fenced and Secure Yard
A sprawling 50-acre yard provides ample space for module staging, storage, and logistics, all protected within a fully fenced and monitored perimeter to ensure asset security and controlled site access.

The site layout and infrastructure are engineered to accommodate over 100 full-size modules at once, enabling high-capacity production schedules and seamless coordination for large-scale projects.

A fully equipped 30,000+ sq ft fabrication shop supports structural, mechanical, and modular fabrication work with dedicated bays, modern equipment, and an optimized workflow for precision and productivity.
10,000+ SQ FT Indoor Heated Storage
With 10,000+ sq ft of heated indoor storage, materials and components remain protected from weather, ensuring quality preservation and reliable availability during production cycles.
5 Tonne Overhead Cranes
Multiple 5-tonne overhead cranes deliver safe, efficient material handling throughout the facility, supporting heavy lifts, streamlined assembly, and improved productivity on every build.
